Tile & Grout Sealing Protects Your Investment
Sealing grout and porous tiles is crucial. All materials, including granite, terracotta, sandstone, polished porcelain, travertine, and limestone, need sealing to ensure protection from premature decay and contamination.
It is possible to seal old tiles and grout. Professionals will clean it well and reseal it to make it more attractive again. Tiles are porous, which makes them vulnerable to stains. Sealing adds a protective layer to the tiles, making them stain-resistant and giving them ample time to deal with spills. On the other hand, an unsealed floor can stain immediately.
At Professional Expert Team, it is highly advised that any recently installed porous tiles be sealed promptly in order to reap the full advantages of protection. After all, just as you wouldn't construct a house without a roof, it is equally important to safeguard your tile and grout flooring. Sealing your tile and grout floors provides numerous advantages, including: Prevention of unsightly stains
- No more tile and grout discoloration.
- Tiled floors look better for longer.
When to Seal Tiles?
Most people neglect the fact that a tile floor is divided into two main parts:
- The Tile
- The Grout
Grout is the most overlooked material on a tile floor. The grout needs to be sealed. The texture is porous and has a tendency to stain easily. Sealing is not a common process for most tile installers. This is because grout requires time to cure.
Sealing grout is very important to ensure it stays new and in its best-looking state. Additionally, sealed grout is easier to clean and maintain.
How to Tell If Grout Is Sealed?
To determine if your tile or grout has been sealed, you can perform a simple test by applying a few droplets of water to them. If there is a noticeable darkening or colour change, it is likely that they have not been sealed. However, if there is no change in appearance, it is possible that they have already been sealed.
To ensure the longevity of your tile and grout, it is recommended that you adhere to the manufacturer's guidelines regarding sealing and maintenance schedules. Even if your tile installation was completed several years ago, it may require resealing. Tiles on the exteriors of houses are more vulnerable to wear and tear due to exposure to the elements. Similarly, the grout in well-ventilated bathrooms is constantly exposed to high levels of humidity and moisture, which can lead to degradation over time. If you observe loose tiles or flaking grout while cleaning the tub, it may be necessary to have the area reworked.
Why Tile and Grout sealing is needed?
Tile and Grout are porous materials; they absorb a huge amount of water, which kills the life of the tiles. Tiles absorb an excess amount of water and moisture, which results in stains and mould and causes harmful diseases such as asthma and respiratory disease. To avoid such diseases and maintain tiles, they need to be sealed.
Tiles and grouts are to be sealed to maintain their natural gloss and natural looks. Tile and Grout sealing makes it easier to clean floors on a regular basis by using normal floor cleaning procedures. It resists floors ability to absorb water.
Due to the recession and increasing inflation, cleaning costs are skyrocketing compared to previous years. To avoid cleaning costs, we should seal tile and grout professionally. Once it is sealed, it will provide water and moisture resistance for at least three to five years.

Tile Sealing Process:
Tile Cleaning
Tile cleaning consists of sweeping debris, dust, and hard particles from the floor. After that, our technician floods the floor with a mixture of chemicals (which can be acidic or alkaline, depending on the tiles) and water and deeply scrubs or agitates the floor. We use extreme hot water and high pressure to clean the surface of the floor. We left the floors to get dry and neutralise the PH scale of the floor.
Tiles Stain Treatment
After neutralising the floor, we observe the floor to see if any dirt, grime, or stains are remaining on it. If we observe any stain, we start treating it. Various tests and trials are made to treat stains. Sometimes it can be a lengthy process to remove stains. We don’t guarantee removing stains, but we always try to get rid of them. Stain treatments are charged accordingly, depending on the time and effort put in by the technician. Sometimes it may change quotes as well.
Tile repair
Tile repair and stain treatment often go together. After observation of the tiles, our technician determines whether they need repair or replacement. Almost 95% of the time, we replace tiles because repair costs are comparatively higher than replacement costs. We are not in the tile repair profession, but our experience is enough to deal with small areas of tiles.
Sealing and Drying
After passing through different processes, we start sealing floors. First-based sealer is applied at the first coat. After that, the customer can choose the sealer to go through; we have High-Gloss, Medium-Gloss, and 3D-Gloss sealers to seal floors. The number of coats depends on highly trafficked and low-traffic areas. The drying time should be at least 30 minutes for each sealer applied. Every sealer coat should be dried before applying new coats.
